It is the destination the corridor was built to reach, and its role as county seat makes it the administrative heart of the area as well.
Boerne is a walkable historic downtown surrounded by fast growth: a settlement that began with German colonists camping on the creek in 1849, platted in 1852, and now the anchor of Kendall County, with a courthouse from 1870 still in daily use. The 1800s core remains the center of the town, even as new communities radiate out from it along the corridor.

A Boerne mailing address does NOT place a home inside Boerne city limits or inside Kendall County: Boerne mailing addresses (78006 and 78015) extend into Bexar County and into areas outside the city. History
From Tusculum to county seat.
Boerne's story is a German Texan one, from a creek-side camp to the seat of Kendall County. The Ye Kendall Inn, built in 1859, is among the town's oldest landmarks, predating even the county's formation.

German colonists camped on Cibolo Creek and named their settlement Tusculum.

The townsite was platted and renamed Boerne in honor of German author and publicist Ludwig Boerne, who never set foot in America.

Boerne became county seat of the new Kendall County by a margin of 67 votes.

The courthouse built in 1870 is still in use and is the second-oldest courthouse in Texas.

Boerne incorporated, the same year Boerne ISD was established.
Growth
The town is growing fast.
Boerne recorded a population of 10,471 at the 2010 census and 17,850 at the 2020 census, growth that shows up across the corridor in new communities around town. The growth is recent enough that the historic core still reads as the town's center, and development spreads outward from it.

Boerne residents have the Boerne H-E-B and in-town services, downtown dining along the Hill Country Mile, and I-10 access south to Fair Oaks Ranch, Leon Springs, La Cantera, and The Rim. The town supplies the day-to-day; the corridor supplies the retail, entertainment, and employment connections down the highway.
Boerne Town Center: Grocery, Dining, and Retail
Everyday shopping in Boerne includes an H-E-B and a Walmart Supercenter, and Boerne Town Center, along the I-10 West frontage road near Christus Parkway, adds grocery, dining, and retail. It is a distinct project from nearby developments such as Lemon Creek Ranch. Chicken Salad Chick opened at the center in 2026, and Chipotle is among the first-phase tenants.
The planned second phase will add a Sprouts Farmers Market in Boerne as its anchor, with an approximately 23,300-square-foot store, plus two adjacent retail sections totaling roughly 68,000 square feet. The City of Boerne approved permits in July 2026, and construction was expected to begin that month, with completion anticipated in 2027. Sprouts is not open yet. Abiso Real Estate is the developer.
For residents of corridor communities such as Menger Springs and Esperanza, the center puts more shopping and dining within reach alongside downtown's Hill Country Mile.
