Each month we research the shops, services, gyms, restaurants, cafes, and bars that open or announce openings along the corridor, from the Loop 1604 interchange at Leon Springs up through Fair Oaks Ranch to Boerne. This first edition covers September 2026: Boerne's first Panda Express opened October 2, Firehouse Subs opened October 10 after its September target slipped, Honda of Boerne remained under construction and is now targeting a November 1 opening, and two more announcements complete the month.

A welcome mat for the corridor's newest businesses.
A community is easiest to watch through its storefronts. This post is the first edition of a monthly
welcome to the businesses opening along the corridor: where they sit, what they offer, and when they
open, written the way a well-connected neighbor would tell a friend. Each entry includes the name, what
the business does, its location, its opening date, and a link, and every fact is checked against the
business's own announcement or a named local source before it appears.
The month covers September 2026, and the line starts at the corridor's own geography: anything inside
Loop 1604 or east of the interchange stays off the list, and so does anything we could not confirm. If a
detail did not check out, the business simply did not make this edition.

Boerne's first Firehouse Subs is open in the former GameStop space at Menger Crossing. The hot-sub chain serves toasted subs and sandwiches at a fast-casual counter, and the Boerne build-out ran about $450,000, with the TDLR construction window from June 15 through September 15. A ribbon cutting took place Friday, October 9, followed by an official grand opening celebration Saturday, October 10, and directory listings show the restaurant open daily from 10 a.m. to 10 p.m. It gives the south end of town a new lunch and dinner stop just off the main drag. Still under construction; now targeting November 1, 2026 (updated October 2026)
Honda of Boerne is the dealership project The Boerne Life has tracked since early 2026, reporting a September opening target and then, on September 15, grouping it with eight businesses expected to open in Boerne before the end of 2026. The September target passed without an opening, and as of late October the dealership remained under construction, with The Boerne Life's reporting carrying a November 1, 2026 opening target. That target has also passed without a confirmed opening as of early November, so the dealership stays in this series' status column. It will put a new-car destination on the northern end of the corridor, a short drive from Fair Oaks Ranch, Leon Springs, and everywhere in between. Welcome to the corridor, Honda of Boerne.
Boerne Town Center, I-10 at Christus Parkway, Boerne
Opened Friday, October 2, 2026, at 9 a.m.
Boerne's first Panda Express opened Friday morning, October 2, at Boerne Town Center, the shopping center at I-10 and Christus Parkway. The menu runs the chain's American-Chinese classics: Orange Chicken, Beijing Beef, chow mein, and rice bowls. Opening day included giveaways, including a free plush toy, and a $1,000 donation to a local charity, per the announcement covered by Hoodline. It is the newest restaurant to join the Town Center's lineup this year, after Chicken Salad Chick's June debut. Welcome to the corridor, Panda Express.
Announced September 2026; opening date not yet announced
Fork to Fit Kitchen, the Texas grab-and-go meal-prep brand, filed plans in late September for a Boerne restaurant on I-10, an interior finish-out of about 1,185 square feet registered with the Texas Department of Licensing and Regulation. The concept serves ready-to-eat, macro-balanced meals made fresh each day, plus protein shakes, juices, smoothies, and coffee. The Boerne project is part of the company's first multi-unit franchise agreement for the San Antonio area. Welcome to the corridor, Fork to Fit.

Owners said summer 2026; expected before year's end per September reporting
Hill & Bach Cellars is Richard and Julie Lee's wine tasting room inside the historic Old Luckenbach House on the Hill Country Mile, pouring ultra-premium Paso Robles wines by the glass and by the bottle. The owners' website has said opening summer 2026, and The Boerne Life's September 15 roundup still grouped Boerne's new Main Street wine destination with the businesses expected before the end of the year. A tasting room in that landmark house is a new reason to linger on Main Street. Welcome to the corridor, Hill & Bach Cellars.

Where this edition's facts come from
Revised November 3, 2026: all five entries were
re-verified. Honda of Boerne's November 1 target passed without a confirmed opening, and the
dealership's own site still described it as coming soon at last check. Hill & Bach Cellars also
remained unopened, its site still inviting visitors to be the first to know when the tasting room
opens, and Fork to Fit Kitchen remained in the planning stage with its Boerne location still listed
as coming soon. The opened businesses (Firehouse Subs, Panda Express) hold.
Revised October 20, 2026: the Honda of Boerne status was
re-verified. The dealership remained under construction as of late October, and The Boerne Life's
reporting carries a November 1, 2026 opening target, replacing the September target that passed
without an opening.
