Each month we research the shops, services, gyms, restaurants, cafes, and bars that open or announce openings along the corridor, from the Loop 1604 interchange at Leon Springs up through Fair Oaks Ranch to Boerne. This edition covers October 2026: Boerne ER celebrated its grand opening in late October, Thrive 210 and Hill Country Overhead Door held ribbon cuttings on October 8, HTeaO announced it is coming to the Commons at Menger Creek, and a new retail and restaurant plaza on I-10 was slated to begin construction. Last month's edition tracked Boerne's first Panda Express and Firehouse Subs into their October grand openings; both are now open.

A community is easiest to watch through its storefronts. This post is the second edition of a monthly
welcome to the businesses opening along the corridor: where they sit, what they offer, and when they
open, written the way a well-connected neighbor would tell a friend. Each entry includes the name, what
the business does, its location, its opening date, and a link, and every fact is checked against the
business's own announcement or a named local source before it appears.
The month covers October 2026, and the line starts at the corridor's own geography: anything inside
Loop 1604 or east of the interchange stays off the list, and so does anything we could not confirm. If a
detail did not check out, the business simply did not make this edition.

Boerne ER celebrated its grand opening in late October at 103 Gallant Fox Lane, on the corner of Herff Road, giving the north end of the corridor a freestanding emergency room of its own. The facility is open 24 hours a day, 365 days a year, treats adults and children, and is staffed by board-certified emergency physicians, with no appointment needed. It broke ground in April 2025, and The Boerne Life's October 28 newsletter led with the grand opening alongside the week's other news. For residents of Boerne and the communities up I-10, it is a closer option for emergency care close to home. Welcome to the corridor, Boerne ER.

Thrive 210 is the functional wellness division of Health 210 Primary Care, and it marked its ribbon cutting at Health 210 Fair Oaks on October 8. The program pairs physician guidance with advanced lab testing, metabolic testing, hormone optimization, nutrition coaching, and personal fitness training in a structured, multi-week program. It sits at 27511 I-10 West, Building 5, on the Boerne end of the corridor between Fair Oaks Ranch and Boerne. For anyone along the corridor building a health routine with professional guidance, it is a new resource close to home. Welcome to the corridor, Thrive 210.

Hill Country Overhead Door held its ribbon cutting on October 8 at its 37415 I-10 West headquarters in Boerne. The company sells, services, and installs residential and commercial garage doors and openers, gate operators, and related equipment, and it is an authorized Overhead Door distributor serving the Hill Country. It also offers 24/7 emergency repair, the kind of service a homeowner hopes never to need at night and is glad exists when they do. Welcome to the corridor, Hill Country Overhead Door.

HTeaO is coming to Boerne. The drive-thru iced tea chain's arrival was announced in The Boerne Life's October 27 newsletter, and the planned location sits at the Commons at Menger Creek on Herff Road. The Boerne build is a roughly 2,667-square-foot project registered with the Texas Department of Licensing and Regulation and reported by mySA at about $1 million; an earlier target slipped, and no firm opening date has been announced yet. When it opens, it will pour brewed iced tea by the cup from a drive-thru window on the north end of the corridor. Welcome to the corridor, HTeaO.
Construction slated to begin October 2026 per TDLR filings; roughly two years to build
A new retail and restaurant plaza is slated to begin construction on I-10 in Boerne, adjacent to Nissan of Boerne. Scenic Loop Retail, a roughly $3.5 million project from Scenic Capital LLC, will build about 30,572 square feet across three shell buildings, per Texas Department of Licensing and Regulation filings that put the construction start in October 2026 with roughly two years of work ahead. Tenants have not been announced yet, but the project is expected to bring more quick-service restaurants to the busy I-10 stretch near Boerne Town Center. Targeted November 1, 2026; opening not yet confirmed as of this edition
Status update: Honda of Boerne was still under construction through October, and its November 1 target arrived without a confirmed opening as of this edition. This series has tracked the dealership since its September edition, when The Boerne Life listed it among eight businesses expected to open in Boerne before the end of 2026. The dealership's own site still described it as coming soon at last check, so we are keeping the status honest rather than declaring an opening that has not been confirmed. We will update again in next month's edition.
