The Short Answer
A gate controls who drives in. It decides nothing else.
Buyers often treat the gate as shorthand for a whole lifestyle: private, established, possibly exclusive in that old real estate word we do not use. The truth is narrower and more useful. A gate means controlled access at the entrance, nothing more. It does not change your county, your city, your school assignment, your appraisal district, or your taxes. It does change the feel of coming home, the rhythm of the streets, and the maintenance story of common areas. On this corridor, where gated communities span two counties and every housing stage, the gate is the entry point to a comparison, not the answer to one.
Six communities make the point. Together they cover gated resale neighborhoods, a gated community inside an incorporated city, a gated club community with guarded access, and a guard-gated luxury address, in Bexar County and Kendall County, fully built out and still growing.
The Six
Six gates, six different communities behind them.
Each entry below is a thumbnail; the full community profile carries the verification details and the specific experience Tami Price has in that community.

Side by Side
The comparison table.

| Cordillera Ranch | Gated, 24/7 guarded | Kendall | Kendall County, east of Boerne | Estates and golf homesites |
And More
The rest of the gated roster.
The comparison above is a sampler, not the whole set. The corridor's other documented gated communities include Sablechase, Stonewall Ranch, Stonewall Estates, Anaqua Springs Ranch, The Canyons at Scenic Loop, Raintree Woods, Stone Creek Ranch, Tapatio Springs (gated enclaves within the resort community), Arbors at Fair Oaks, which at roughly 90 homesites is described as one of the smallest gated communities along the corridor, and Esperanza, whose gated Regency section serves buyers 55 and older within the larger master plan. Every one of them appears in the communities hub with its own jurisdiction and character profile.
For Buyers
What to ask before you pick a gate.
Ask the questions the gate cannot answer: county of record, city-limits status, appraisal district, and school assignment for the specific address, plus HOA dues, access rules, and whether the entry is staffed or electronic. Then compare communities on the same four columns this post used. The verification guide is the checklist. A gated community in Bexar County and one in Kendall County can look identical from the street and deliver very different jurisdiction answers.
For Sellers
How to market the gate honestly.
Sell the experience the gate really provides: controlled access, quiet streets, a clear arrival, and an HOA that maintains the common areas. Do not let the gate stand in for jurisdiction claims or value claims. Pricing follows closed sales for comparable homes, and disclosure documents cover dues and rules, so a seller who states both accurately positions the home better than one who overpromises the gate. The selling guide covers the corridor's pricing realities.
Gated living questions, asked and answered
Does living in a gated community change my county, school district, or taxes?
No. A gate controls access; it changes none of the jurisdiction layers. County comes from land records, school assignment from the serving district for the property address, and taxes from the appraisal district and taxing entities. Buyers should run the same address-level verification in a gated community as anywhere else.
Are all gated communities the same kind of place?
No. The corridor’s gated communities range from guard-gated luxury estates to HOA-gated subdivisions to gated master-planned sections, some fully built out and some still building. The gate is a shared feature; the community behind it varies in county, city-limits status, housing stage, and character, which is why the profiles matter.
Do gated communities have HOA dues?
Most corridor communities, gated or not, are governed by their homeowners association, and gated access is typically maintained through the HOA. Dues, access rules, and gate staffing vary by community and are confirmed at the community level, usually through the HOA or the seller’s disclosure documents.
Do gated communities resell differently?
The gate is a lifestyle feature that sells well when it is described accurately: controlled access, quiet streets, and a clear arrival sequence. It does not by itself change pricing, which still follows closed sales for comparable homes. In a community that is also gated and gated, buyers weigh access and privacy alongside location and jurisdiction like any other trade-off.
Is every corridor community gated?
No. Communities such as Arbors at Fair Oaks are gated despite being inside an incorporated city, while other profiled neighborhoods are not documented as gated and trade on other character. Gating is one feature among many, and each profile states what is documented for that community.
